🧾 Job Role – US Mortgage Pre-Closing Specialist
The Pre-Closing Specialist will be responsible for preparing and reviewing initial and final closing documents, coordinating with settlement agents, and ensuring regulatory compliance for US mortgage loans.
🛠 Key Responsibilities
- Prepare initial and final closing disclosures (CDs)
- Request fees from settlement agents and perform fee analysis
- Prepare preliminary closing disclosure
- Issue initial and re-disclosures to clients
- Review closing and legal documents
- Review flood insurance, title commitment, tax certificates
- Monitor loan closing pipeline and workload
- Review Power of Attorney (POA)
- Review cash to close and wire requests
- Create closing documents and manage waiting periods
- Deliver final closing documents
- Review signed closing packages
- Provide funding authorization
- Ensure disbursement and post-close processing
✅ Required Knowledge & Skills
- Experience in US mortgage pre-closing or closing
- Knowledge of conventional loans and Fannie/Freddie guidelines
- Knowledge of TILA, RESPA, LE, CD, ICD, MDIA rules
- Familiarity with loan origination systems
- Working knowledge of MS Office
- Strong understanding of mortgage documentation
